But, since you are going to be handling everything personally, ensure that your contract covers details like expectations from the tenants, checking in time, checking out time, payments and deposits to be made, fees for cleaning and clean linen, etc.

(4) If you are not confident about the steps to be followed, request a rental agency or rental company to take over. Sometimes, there are a few rental property management companies located in the very place where you own property. They are experts at handling contracts, payments, deposits, and enforcement of rules and regulations related to property. True, they charge for their services, but they also save you from headaches! And if they are also willing to get in touch with companies that do the cleaning or supply necessary linen, so much the better for you!

(5) The easiest thing to do would be to allow only family members and close friends to rent your property. Even if the guidelines displayed on the contract are entirely your own (contracts are required for everyone, no matter how close the tenants are to you), they will be quite willing to listen to you. Again, if your relatives or friends refer their circle of friends in turn, do not turn them down; they are reliable too and come with references.
