Each listed home has to be screened thoroughly, including its owner. Most important of all, does this property really exist, or it is a figment of the imagination?

(2) Do you want to communicate directly with the owner of the stated property, or do you wish to work with the rental agency/management company? Both should prove reliable—owner or agent! As a matter of fact, it is better to speak directly with the owner—he/she can give you complete information, as well as the necessary support before, during and after the deal has gone through.

(3) If you find something appealing during your browsing, look for details such as pricing (Is it too expensive? What is the maximum amount to be shelled out?); location (Near the beach or a particular theme park? Are there shops and grocery stores nearby?); size (A multi-bedroom house is required if it is a family; a condo will suit a couple); amenities (gym, game room, washer and dryer, hot tub, and so on); and are you allowed to take along pets or not (Some ask for a deposit on your pet, while others flatly refuse any kind of animal).

(4) Once you have decided the specific dates on which you will be requiring the vacation rental, as well as the number of people accompanying you, you can look for the homes available within that time frame. An advance deposit consisting of 10% to 20% of the final cost is to be paid so that the vacation rental is booked in your name. This is necessary if you have done the booking months in advance. Later on, of course, you will be asked to pay the rest of the amount and given the actual and complete address of your temporary home (the address is leaked out only after the cost is paid in full).

(7) Peruse the rental agreement thoroughly and be honest in your declarations. It will not do to hide the actual number of people who will be accompanying you or their ages. On your part, ensure that you are getting a well-maintained and well-located home. The deal has to be fair on both sides. If it is a direct communication with the property owner, he/she will then provide you with all necessary information, as well as the access codes for the alarm and the lock box. You will be given directions on how to reach the place via road or plane. If you are working with a management company, they will direct you to their office(s) at the said location. (10) Before you leave, remember to inform the owner directly or via the management company about anything that might have got damaged or changed during your stay there. If you offer to compensate, no one is going to think badly of you!
